AS IS is not good enough!
A cautionary note is that the height of the table will be a problem if that of your chairs is higher than 18''.
We have successfully raised one of the tables sold by one inch upon request by replacing the two stretchers that the top segment of the table sits on with replica of them that are one inch thicker in oak.

The tables we have acquired have been extremely well-cared for and are virtually like new.
Without the two leaves, it is an oval and will be great for four or six people. With leaves, it can sit 10 without problem.
The best thing about this table is that adding leaves is completely a one-person job. You only need to open the two latches from underneath, and the table top slides open easily to reveal the two stowed away leaves on the stretcher base.
